Significant features and benefits
New for old Cover is provided for domestic furniture and furnishings on a new for old basis following loss or damage caused by fire, aircraft, lightning, explosion, collision or impact, falling trees and earthquake, theft by forcible means, subsidence, heave, riot/civil commotion, storm, flood, escape of water or oil leakage.
Loss of rent and alternative accommodation Following insured damage we cover loss of rent and your re-letting costs or costs of alternative accommodation, up to 30% of the contents sum insured
Unoccupied properties We provide full cover for properties which are unoccupied for up to 90 consecutive days.
Emergency Assistance Insurance included FREE of Charge, to find out more about this cover please refer to the Policy Wording and product page.
Temporary removal of contents Your insured contents are also covered for up to 20% of contents sum insured whilst temporarily removed for cleaning, renovation repair or similar purposes.
Contents in the garden We provide cover of up to £500 if your contents are lost or damaged as a result of an insured peril whilst in the garden, but remaining within the boundary of the property.
Replacement of locks We provide cover for the replacement of locks, following the theft of keys for up to £1,000.
Loss of oil and metered water or gas We provide cover for up to £500 for the loss of oil following accidental damage to any part of the domestic heating installation and up to £1,000 for additional metered water or gas charges incurred by you and resulting from an insured peril.
Cover for your liability As a landlord it’s your responsibility to comply with current legislation, this helps to make sure that your tenants are living in a safe environment. However, we know that accidents can sometimes happen and that’s why we provide you with liability cover, which covers things like the costs and expenses of litigation, compensation and solicitors’ fees.
Our liability cover includes:
Legal Liability as Owner up to £5,000,000
Occupiers Legal Liability & worldwide Personal Liability up to £5,000,000
Legal Liability as Employer:
Public Liability up to £5,000,000
Employers Liability up to £10,000,000.
Additional options for Landlord Contents Insurance for Furnished Properties
Accidental Damage option
Accidental Damage option is available at an additional charge and includes Accidental and Malicious Damage by the tenant. This provides cover for:
up to the sum insured for loss or damage to contents in your property caused by Accidental Damage
up to the sum insured for loss or damage to your contents in your property caused by Malicious Act of the tenant.
Variable Excess Options
Our Landlord Contents Insurance for Furnished Properties has variable excess levels; they are £100, £250, £500 or £1,000 and our Nil Excess option.
Boilers and Heating option
Landlord Emergency Assistance Insurance is included for free as part of our Landlord Contents Insurance for Furnished Properties. You can choose to include a Boiler and Heating option for an additional charge. This additional option includes cover for emergencies arising from the sudden and unexpected breakdown, failure of or damage to the boiler and central heating system.
Exclusions, Limitations and Conditions
It’s really important that you understand exactly what we provide cover for, so here are some details of what isn’t covered by our Landlord Contents Insurance for Furnished Properties.
We’d recommend that before you buy one of our insurance policies you read through the
Policy Wording to ensure that you understand the full exclusions, limitations and conditions of the policy.
If the contents cover amount is £30,000 or more, minimum standards of security will apply. Please see the Policy Summary for further details on the minimum standards of security.
It’s important to note that Landlord Contents Insurance for Furnished Properties does not provide cover for your tenant’s personal possessions.
Cover for malicious acts, theft, escape of water or oil and accidental damage are excluded after the property has been left unoccupied for more than 90 consecutive days.
Cover restrictions and terms may apply to properties which are unoccupied at inception of a policy.
Liability as Employer cover is restricted to cover staff employed under a contract of domestic service in relation to the insured property.
Our policies don’t cover:
Loss destruction or damage directly occasioned by wear and tear
Loss destruction or damage occasioned in the course of household removal.
